Zeon Zoysia vs. Tifway 419 Bermuda: Which Sod Is Right for You?
An honest side-by-side from the farm that grows both, backed by university research.
The Short Answer
Choose Tifway 419 Bermuda for full sun, kids, dogs, and heavy traffic, and when budget matters. MSU Extension calls Tifway “the standard for high-quality lawns,” and bermudagrass is the most widely grown lawn grass in Mississippi.
Choose Zeon Zoysia, our premium grass, for a soft, dense, fine-bladed lawn, for yards with some shade, and if you want to fertilize less. It costs more and grows in more slowly, so it is a better fit for lawns with lighter traffic.
Side-by-Side Comparison
| Tifway 419 Bermuda | Zeon Zoysia | |
|---|---|---|
| Sun and shade | Needs full sun. MSU rates bermuda shade tolerance as very poor and says it needs close to 8 hours of sun. | MSU rates matrella zoysias like Zeon as good in shade. It needs roughly 6 hours of sun. |
| Traffic and recovery | Good wear tolerance. Aggressive spread covers damage quickly. | Dense turf, but slow lateral growth means slower recovery from damage. |
| Mowing height | ½ to 1½ inches | 1 to 1½ inches. Tough to mow; keep blades sharp (MSU recommends a reel mower). |
| Fertilizer | Higher need: about 1 lb of nitrogen per 1,000 sq ft per growing month. | Needs less fertilizer than bermuda. |
| Soil | Acceptable on clay; the most tolerant of flooding. | Does not grow well in clay or poorly drained sites. Prefers pH 6 to 7. |
| Winter dormancy | Goes tan in winter. Tifway greens up earlier in spring and stays green later in fall than most bermudas. | Goes tan in winter and is slow to green up in spring. |
| Drought | Tifway goes dormant (tan) in drought. | Browns and goes dormant within about a week without water. |
| Price (full pallet, about 450 sq ft) | $135 (about $0.30 per sq ft) | $275 (about $0.61 per sq ft) |

Shade
Shade is usually the deciding factor. MSU Extension’s shade guide lists TifWay 419 bermudagrass as very poor in shade, and lists Zeon among the matrella zoysias rated good. UF/IFAS describes Zeon as fine-textured and dark green with good shade tolerance. Grass struggles in deep shade. If a spot gets less than about 6 hours of direct sun, even Zeon may thin out. MSU also advises raising the mowing height in shady areas.
Traffic and Recovery
Bermuda spreads aggressively by runners, so worn spots from dogs, play, or a parked trailer fill back in fast. University of Georgia notes Tifway recovers quickly from wear, which is why it is common on athletic fields. Zoysia forms a dense turf, but it spreads slowly, so damaged areas take longer to fill.
Mowing and Upkeep
Tifway 419 is mowed low, ½ to 1½ inches. Zeon is mowed at 1 to 1½ inches. Its dense, fine blades are tough to cut, so MSU recommends sharp blades and a reel mower. With either grass, never remove more than a third of the leaf at one mowing. Both can build up thatch if overfertilized.
Bermuda is the hungrier grass. MSU Extension recommends about 1 pound of nitrogen per 1,000 sq ft per growing month for bermudagrass. Zoysia needs less fertilizer than bermuda.
Winter Dormancy and Spring Green-Up
Both are warm-season grasses that turn tan after frost in north Mississippi. That is normal dormancy, not dead grass. UGA notes Tifway starts growth earlier in spring and stays green later in fall than most bermudas. UF/IFAS notes zoysia is slow to green up in spring and slow to recover because of its long dormancy, so wait until it is fully green before fertilizing.
Soil and Drainage
Many DeSoto County yards have heavy, slow-draining soil. MSU Extension says bermuda is acceptable on clay and is the most tolerant of submersion, while zoysia does not grow well in clay or poorly drained sites. If water stands in your yard after a rain, Tifway is usually the safer choice.
Cost
A full pallet (about 450 sq ft) is $135 for Tifway 419 and $275 for Zeon Zoysia. That works out to about $0.30 versus $0.61 per sq ft, so Zeon costs about twice as much. The number of pallets is the same for either grass: see sod prices and pallet math or use the sod calculator.
Can I Use Both?
Yes. Some homeowners put Tifway 419 in the sunny front yard or play area and Zeon under trees or in a shaded side yard. Call (662) 863-4336 to talk through your yard.
